:目前針對不動產登記核發以下三種權利書狀(1).土地所有權狀：土地於登記完畢後，登記機關發給所有權人土地所有權狀。(2).建物改良物所有權狀：房屋於登記完畢後，登記機關發給所有權人建物所有權狀。(3).他項權利證明書：除所有權外之地上權，永佃權、地役權、抵押權、典權等，如有登記則發給他項權利證明書，目前不動產以抵押權設定登記為代表。然而不動產有無抵押權設定情形，於所有權狀上是看不出來的。最重要的是，土地或房屋有無預告登記、查封、假扣押、假處分、破產及其他禁止處分登記等，這些在所有權狀上並看不出來。但都可以在登記簿謄本的記載中看出。所以權利書並非唯一代表憑證，單單只有權狀，並不可靠，且權狀容易偽造，若產權有任何異動或設定他項權利時，仍應以登記簿謄本所登記者為準，並請代書查明與說明為宜。二、權狀的內容概述如下：(一)土地所有權狀
